Leasing a small office

I'm having quite a bit of difficulty trying to find out how much (about) it would cost to lease a 3-4 room office. Nothing too big, nothing too small. Does anybody have a website link or link at all where it may point me into an informative direction?

As you know, different markets will demand different rates. However, if it's ok to suggest alternatives, you might want to look for small business incubators in your state (or otherwise nearby). These incubators provide excellent services and office spaces at great prices.
I was able to get my office at less than $10 per square foot in a modern facility (with a DS3 connection no-less).

I forgot to mention that my rate is figured out over a 12 month period. For an office of 200 sq ', I pay less than $160 per month (not $1,600/mo as my previous post would suggest).
