Matthew Fairfax did, but it would require a very expensive license and per-project permission from Epic to use it in any project, free or commercial.

Yes thats true, and you'd probably be better of just purchasing a license for the UE3 Engine! ;)

Yep.. UE3 would rock... shame i dont a have a 1,000,000 dollars spare to spend them on it.. lol!
